From 19:00 to 21:00 on the evening of April 9, 2021, “Basking in Reflecting Glory Effect: how do luxury residential projects affect the surrounding community housing academic online lecture in the form of Tencent's meeting hosted by School of Civil Engineering and Transportation and construction management society was held successfully. The speaker of the lecture was Associate Professor Li Ningyan from the Department of Real Estate and Construction, HKU. More than 260 teachers, undergraduates, and postgraduates from the School of Civil Engineering and Transportation attended the lecture.

At 19:00, Teacher Wu Fan opened the lecture, warmly welcomed, and solemnly introduced the guest of the lecture Associate Professor Li Ningyan. Professor Li first introduced the research background of the topic of this lecture and expounded the meaning and principle of light absorption effect through the theory of behavioral economics and rich literature. He also shared an interesting example of the influence of HKU on surrounding buildings and shops. Through the combination of pictures and texts, Professor Li described in detail the difficulties encountered in selecting the object of this project and the empirical analysis of the object of this study. Then he introduced the method of mathematical model processing. By establishing multiple sub-models, he analyzed the influence of different variables on apartment and villa housing prices and analyzed the results of data processing.
